Peachland is a small lakeside community of approximately 6,000 residents situated between Summerland and West Kelowna. It offers some of the most affordable waterfront and lake-view properties in the Central Okanagan. The community has a quiet, small-town character with a walkable beachfront strip. Most amenities require a drive to West Kelowna or Kelowna. It suits buyers who prioritize value, views, and a slower pace over urban convenience.
West Kelowna sits across the William R. Bennett Bridge from Kelowna and offers generally lower prices for comparable properties. It has its own commercial areas, wineries, and established neighbourhoods including Westbank Centre, Smith Creek, and Rose Valley. Buyers who work in Kelowna but prefer lower price points often look at West Kelowna. The bridge crossing adds time to a Kelowna commute during peak hours, which is worth factoring in.
Kelowna has distinct neighbourhoods with different price points and characters. Lower Mission and Upper Mission offer established family homes with lake views at higher price points. Rutland and Black Mountain offer more affordable single-family options. Downtown and the North End appeal to buyers who want walkability and urban amenities. Glenmore is central and family-oriented. It suits buyers looking for space and value within reach of Kelowna amenities.
Vernon is the northernmost major city in the corridor and generally offers lower prices than Kelowna for comparable property types. It has its own complete set of amenities including hospital, shopping, and schools. Kalamalka Lake is one of the most scenic lakes in the province and anchors significant waterfront activity. Buyers who work remotely or whose employment is in Vernon find strong value here. The drive to Kelowna is approximately 50 minutes.
Property tax rates vary by municipality and are applied to BC Assessment values. As a general comparison, Kelowna and Vernon tend to have similar mill rates, while West Kelowna has historically been slightly lower. Peachland and Lake Country rates vary year to year. Properties on Westbank First Nation land pay property tax to WFN rather than the municipality. Always confirm the current year tax amount with your REALTOR before making an offer.
Commute times along Highway 97 vary significantly by time of day. Peachland to Kelowna is approximately 35 to 45 minutes. West Kelowna to downtown Kelowna is 15 to 25 minutes including the bridge. Lake Country to Kelowna is 20 to 30 minutes. Vernon to Kelowna is 45 to 60 minutes. Highway 97 is the primary route for most of the corridor and can experience delays during summer tourist season and winter weather events.
The entire corridor from Peachland to Vernon is oriented around outdoor recreation. Okanagan Lake runs through the centre of the region and provides boating, swimming, and paddling access from multiple points. Big White Ski Resort is 55 kilometres from Kelowna. Silver Star Mountain Resort is adjacent to Vernon. The rail trail network connects communities along the lake for cycling and walking. Wineries, golf courses, and provincial parks are distributed throughout the corridor.
Value depends on your priorities. If lake access and views matter most, Peachland offers the lowest entry point for waterfront proximity. If you want urban amenities with more space than central Kelowna allows, West Kelowna and Lake Country are worth comparing. If budget is the primary driver and you are flexible on commute, Vernon consistently offers the lowest prices per square foot among the larger communities in the corridor.
