Kelowna vs. Vancouver: Why Kelowna Wins

Kelowna, British Columbia, and Vancouver, British Columbia, are two of the most desirable cities to live in Canada. However, when it comes to comparing the two, there are several reasons why Kelowna may be a better choice for some.

Cost of Living

Kelowna's cost of living is generally lower than Vancouver's. Housing prices in Kelowna are more affordable, and the overall cost of living is lower. Additionally, you will generally spend less time in your car in Kelowna, which means less gas per trip. Woohoo!

Outdoor Recreation

Kelowna is an outdoor enthusiast's dream come true. It's surrounded by lakes, mountains, and forests, making it an ideal place for hiking, biking, fishing, skiing, and many other outdoor activities. As discussed above, Vancouver has a reputation for being congested, and its traffic is notoriously bad during rush hour. Commute times can be lengthy, and it can be challenging to get around the city during peak traffic times. Kelowna, on the other hand, has less traffic congestion and shorter commute times, making it easier to get around and enjoy everything the city has to offer. True, you might not be able to finish your 1-hour podcast while in traffic, you will notice your butt pains from sitting so long will be quite a lot less.

Kelowna has a lower population density than Vancouver, which means that it's less crowded, and there's more room to breathe. Kelowna also has a smaller city vibe with a tight-knit community feel, which can be appealing to those who prefer a quieter lifestyle. Vernon Real Estate Market Report - February 2023

 

January turned out to be a strange month for Real Estate. Here's a summary of the latest market information for Vernon & the surrounding North Okanagan: 

 

THE MARKET

 

Sales & Listings

 

There were a total of 64 homes sold in Vernon & North Okanagan during January 2023. That's exactly 1 more home sold YTD than in December 2022.

 

And while listings were quite low in December of 2022 (only 72), January saw 203 new listings pop onto the market. That's a 182% increase in listings month to month.  Like the current Kelowna market, local inventory is up up up! Unfortunately for the majority of home sellers in Vernon & the entire North Okanagan, it's a strong Buyer's Market.

 

Homes in the area are still selling reasonably close to the listing price.  January sale prices compared with listing prices were roughly 3.5% below asking as an average. There were, however, several that sold at asking, and even a few that sold over asking price.

 

Prices

 

Home prices shifted again in January.

 

Single Family Homes in Vernon Averaged $787,621 (Median $728,000). Compared to December, January's average increased by 9.7%, the median by 2.07%. The HPI (Home Price Index) declared a Benchmark price of $696,500. 

 

Townhomes in Vernon Averaged $449.791 (Median $455,000). Compared to December, January's average decreased by 7.73%, whereas the median increased by 13.04%. The HPI declared a Benchmark price of $551,100.

 

Condos & Apartments in Vernon Averaged $303,383 (Median $314,000). Compared to December, January's average increased by 4.25%, the median by 5.01%. The HPI declared a Benchmark price of $310,000.

 

CONCLUSION

 

What, if anything, can we discern from these numbers? Well, we know that prices and sales have both decreased since the BOC started raising rates last year. However, the prices in Vernon and North Okanagan appear to be a bit skewed.  With such few sales occurring overall, the price averages and median should be somewhat ignored. Instead, I recommend looking at the Benchmark prices. That, in my honest opinion, better represents what's selling for what prices in Vernon and North Okanagan.  What are your thoughts?

Kelowna Real Estate Market Report - February 2023

 

January turned out to be a strange month for Real Estate. Here's a summary of the the latest market information for Kelowna & the surrounding Central Okanagan: 

 

THE MARKET

 

Sales & Listings

 

There were a total of 189 homes sold during January 2023. This is a 13-home decrease from last month.

 

And while listings were quite low in December of 2022 (only 312), January saw 719 new listings pop onto the market. Local inventory, including in Vernon & north Okanagan, is up up up! Sadly, that puts a clear Buyer's Market label on the Real Estate situation in Central Okanagan.

 

Surprisingly, homes are still selling reasonably close to the listing price.  We're seeing homes selling between 3% - 5% under list.  However, don't be deceived: there were a handful of homes that sold over asking.

 

Prices

 

Home prices shifted again in January.

 

Single Family Homes in Kelowna Averaged $947,774 (Median $860,000). Compared to December, January's average decreased by 7.28%, the median by 2.48%. The HPI (Home Price Index) declared a Benchmark price of $976,800. 

 

Townhomes in Kelowna Averaged $719,989 (Median $706,000). Compared to December, January's average decreased by 0.52%, whereas the median increased by 11.74%. The HPI declared a Benchmark price of $741,600.

 

Condos & Apartments in Kelowna Averaged $470,173 (Median $451,500 ). Compared to December, January's average decreased by 10.56%, the median by 4.28%. The HPI declared a Benchmark price of $492,900.

 

CONCLUSION

 

What, if anything, can we discern from these numbers? Well, we know that prices and sales have both decreased since the BOC started raising rates last year. However, it remains quite clear that prices in Kelowna and Central Okanagan dropped.  The biggest drops were in Single Family Home prices, which have finally dipped below $1 million, and Condos which saw a price drop of 10.56%. What will be in store for next month?  Send me your guess.

When it comes to choosing who to hire as your Realtor® when buying in Kelowna, British Columbia, or anywhere in the Okanagan, there are 7 essential considerations to look for.

Experience:

You want to choose a Realtor® who has a proven track record of success in the Kelowna market. You want to make sure they have at least 5+ years of experience, have a proven track record of success in the Kelowna real estate market, and display confidence in their ability to navigate you through whatever economic conditions currently at play in the market.

Local knowledge:

Kelowna, British Columbia is a growing and expansive market.  It changes daily with new opportunities and things to consider. So, you want to choose a Reator® who is familiar with the neighborhoods and communities in Kelowna and has a strong and up-to-date understanding of the Kelowna and surrounding area real estate market.

Professionalism:

Of course, you want to make sure your real estate agent is fully licensed by the Canadian Real Estate Association, the British Columbia Real Estate Association, and the Interior Realtors Association. In addition, the Realtor® should behave as you would expect a professional to behave.  That means they should display strong communication skills, behave ethically at all times, maintain and protect your confidentiality, and treat you and your welfare as more important they their own.

Reviews and testimonials:

Another great method to help you choose is to look at the Agent's online reviews. Don't be fooled by the number of reviews someone has; some of the very best Realtor® in Kelowna, Vernon, and Peachland have very few reviews. Instead, read what the reviewers say.  Look for honesty and truth.  Also, asking friends and family for referrals is always a good idea.  But, it's important you make your own decision.  You have to trust the person.  Also, you can look out for any testimonials on their website.

Marketing and negotiation skills:

An effective Realtor® in Kelowna will have a proven system for marketing your property effectively. As well, they should be able to negotiate (communicate) in a way that ensures the best possible price for you (whether you're buying or selling).

Communication and availability:

If you've noticed, communication has occurred through this post repeatedly. That's so because communication is so vitally important during the process of buying and/or selling your home. So ensure the Realtor® you're considering is both easy to communicate with, doesn't bully you or make you feel pressured, and is available to answer your questions quickly and readily. Good communication makes for a brilliant purchase and sale process.  One of my strongest points is both my speedy communication with all my clients and my ready availability. 

Lastly:

You should look at a Realtor's online presence.  How is their Instagram? How about the blogs they write? What about the photos and ideas they post?  You can learn a lot about a person through their social media. In Kelowna, many Realtor's have Instagram accounts.  Check them out.  Especially, check out mine.

Vernon Real Estate Market Report - January 2023

 

Happy New Year! May 2023 be brighter, better, and more prosperous than all your years combined! To start the year off right, let's have a look at the latest market information for Vernon, B.C. & the surrounding area.

 

THE MARKET

 

Sales & Listings

 

There were a total of 63 homes sold in Vernon in December 2022. In fact, December's total number of homes sold decreased by 36 total sales compared with November 2022.

 

Interestingly, there were 2075 homes sold throughout the year.

 

Vernon's listings also continued to decrease in December. There were 72 homes listed in December, whereas we saw 159 new listings in November.  While this decrease in the number of new listings is significant, December in Vernon, B.C is notorious for slow activity both for Sellers and Buyers.

 

Nevertheless, Vernon remains a strong Buyer's Market with an 87.5% monthly sales to new listings ratio

 

Prices

 

Vernon home prices shifted again in December.

 

Single Family Homes in Vernon averaged $718,285 (Median $713,200). Compared to November, December's average increased by 3.69%, the median by 7.21%. The HPI (Home Price Index) declared the December Benchmark price $717,100.

 

Townhomes in Vernon, BC averaged $487,503 (Median $402,500). Compared to November, December's average increased by 3.78%, and the median decreased by -12.73%. The HPI declared the Benchmark price $575,400. 

 

Condos & Apartments in Vernon averaged $291,000 (Median $299,000). Compared to November, December's average decreased by 12.57%, whereas the median decreased by 4.78%. The HPI declared the Benchmark price $315,300.

 

CONCLUSION

 

What, if anything, can we discern from these numbers? Well, we know that prices and sales have both generally decreased since the BOC started raising rates last year. However, it remains quite clear that prices in Vernon, BC, and the surrounding area remain quite strong.  The national average for a single-family home is $632,802. Vernon's average is $718,285.  I do not foresee there being large changes in the short-term future. Instead, I see things remaining reasonably steady, if not slowly beginning to reverse as the snow melts. What are your thoughts?

Happy New Year! May 2023 be brighter, better, and more prosperous than all your years combined! To start the year off right, let's have a look at the latest market information for Kelowna & the surrounding area

 

THE MARKET

 

Sales & Listings

 

There were a total of 202 homes sold during December 2022. In fact, December's total number of homes sold decreased by 65 total sales compared with November 2022.

 

Interestingly, there were 6291 homes sold throughout the year.

 

Listings also continued to decrease in December. There were 312 homes listed in December, whereas we saw 584 new listings in November.  While this decrease in the number of new listings is significant, December is notorious for slow activity both for Sellers and Buyers.

 

Nevertheless, Kelowna remains a healthy Buyer's Market with a 64% monthly sales to new listings ratio

 

PricesKelowna Single Family Homes

 

Home prices shifted again in December.

 

Single Family Homes in Kelowna Averaged $1,022,234 (Median $887,000). Compared to November, December's average decreased by 4.99%, the median by 2.48%. The HPI (Home Price Index) declared the Benchmark price of $1,002,400.

 

Townhomes in Kelowna Averaged $723,784 (Median $637,500). Compared to November, December's average decreased by 7.35%, the median by 16.75%. The HPI declared the Benchmark price $726,300.

 

Condos & Apartments in Kelowna Averaged $525,740 (Median $471,675). Compared to November, December's average decreased by 2.15%, whereas the median increased by 13.61%. The HPI declared the Benchmark price of $502,800.

 

CONCLUSION

 

What, if anything, can we discern from these numbers? Well, we know that prices and sales have both decreased since the BOC started raising rates last year. However, it remains quite clear that prices in Kelowna and the surrounding area remain quite strong.  The national average for a single-family home is $632,802. Kelowna's average is $1,022,234.  I do not foresee there being large changes in the short-term future. Instead, I see things remaining steady, if not slowly beginning to reverse as the snow melts.
