June 2025 Central Okanagan Real Estate Market Stats

June brought a slight dip in sales activity across the Central Okanagan—but with steady prices, faster sales, and tight supply, the market remains active. Listings continue to come online, yet inventory remains below demand. Confidence holds firm, particularly in the single-family segment.

The Central Okanagan includes Peachland, West Kelowna, Kelowna, and Lake Country.

Overall Market Activity

  • Total Sales: 417 (down 6.9% from May)
  • Sales Volume: $360.1M (down 7.9%)
  • Active Listings: 3,603 (up 3.8%)
  • New Listings: 1,131 (down 6.6%)
  • List-to-Sell Ratio: 97.5% (unchanged)
  • Days to Sell (Avg): 56 (down from 59)

Sales volume slowed slightly, but inventory grew and homes sold faster. The list-to-sell ratio held strong at 97.5%, signaling continued buyer demand for well-priced properties.

Property Type Breakdown

Single Family Homes (Excludes Lakefront & Acreage)

  • Sales: 227 (up 15.8% YoY)
  • Average Price: $1,130,278 (down 2.3% YoY)
  • Median Price: $1,009,000 (up 1.7% YoY)
  • Days to Sell: 57 (up from 51 in June 2024)
  • New Listings: 621 (down 6.1% YoY)

Single-family homes continue to lead the market. Sales jumped nearly 16% compared to last year, while prices held firm. Inventory is slightly tighter, helping support values.

Townhomes

  • Sales: 62 (up 6.9% YoY)
  • Average Price: $679,802 (down 3.1% YoY)
  • Median Price: $660,500 (down 7.0% YoY)
  • Days to Sell: 47 (up from 44)
  • New Listings: 163 (down 8.4% YoY)

Townhome sales climbed YoY, but prices eased slightly. With fewer new listings coming on, this segment may tighten heading into late summer.

Condo/Apartments

  • Sales: 93 (down 5.1% YoY)
  • Average Price: $499,232 (up 10.3% YoY)
  • Median Price: $428,500 (down 3.1% YoY)
  • Days to Sell: 56 (up from 55)
  • New Listings: 255 (down 6.6% YoY)

Condos saw fewer sales than last June but posted strong average price growth. Fewer listings are entering the market, suggesting stable demand and upward price pressure on the right units.
